A career is short, your wealth shouldn't be

Exclusive, asset-backed investments designed for elite athletes and high performers

Why top performers still face financial fragility

A playing career can peak in your 20s, yet the average athlete lives another 50 years.

Many athletes finish elite careers with no reliable financial plan, missing the window to turn income into lasting wealth.

When the applause fades, they scramble for opportunities – or settle for sub-par returns.

Fifty Twenty-Two exists to change that narrative, giving high achievers a structured path to financial security.

Our solution: What Fifty Twenty-Two unlocks

Fifty Twenty Two is a bespoke private consultancy with investment opportunities specifically for elite athletes and high-net-worth individuals.

Named after rugby’s 50:22 rule, a tactical kick that converts pressure into field position, FTT helps you make equally strategic financial moves: accurate, well-timed and game-changing.

Who we empower

Whether you’re stepping off the pitch or steering a portfolio, financial goals boil down to the same two essentials: steady income and long-term growth.

FTT is built to deliver both. We tailor deal access, support and community resources to two groups who share a high-performance mindset but face different constraints.

Our Founders' Story

From a former Scotland rugby international who turned match-day earnings into property equity, to a strategic advisor who’s guided hundreds of high-net-worth clients, our founders joined forces to help every athlete convert peak performance into lasting wealth.

Pav Masutes

A highly regarded property investor, strategic advisor and founder of the Masutes Group, Pav has built a strong track record in real estate and wealth-building strategies.

With years of experience managing property investments and working alongside influential leaders and high-net-worth individuals, Pav provides expert guidance in navigating complex investment landscapes.

He focuses on making the process seamless, handling everything from sourcing opportunities to managing logistics – allowing athletes to invest confidently without the stress of day-to-day management.

Ben Toolis

As a former professional rugby player with over a decade at the top level, Ben understands the financial challenges that come with a career in sport.

He experienced first-hand the uncertainty many athletes face post-retirement and recognised the importance of making smart investment decisions early.

His journey into property investment started with a simple goal – creating financial freedom beyond sport – and through strategic planning, he achieved that. Now, he’s passionate about helping other athletes take control of their financial future.

An exclusive network for exclusive deals

Sitting alongside Fifty Twenty Two is our private community of like-minded investors: the FTT Club.

Membership to FTT Club unlocks early access to property & business opportunities, annual investment summits, and a peer community that shares insight not locker-room hype.

Our financial vision, targets and roadmap

In its initial build-out, FTT will deploy capital into 1,000 guest-house rooms and 50 Not Just Coffee cafés – assets that are already under soft-commitment or heads of terms.

When fully operational, the mix is forecast to generate £6.25 million in EBITDA, underpinning a blended enterprise valuation of £27.25 million across property, hospitality operations, and brand IP.

Phase Two layers higher-margin, mission-aligned ventures on top of the core estate: branded merchandise, athlete rehab centres and youth performance hubs.

That diversification takes projected turnover from £ 36 million in Year 1 to £ 180 million by Year 3, driving a potential enterprise value range of £ 479 million (conservative) to £ 958 million (ambitious) depending on speed of site roll-out and ancillary-revenue uptake.
